The Land

The land, located on the eastern side of Pinhoe covers about 7.7 hectares split either side of Church Hill.

The residential development is split into two parts comprising 24 houses on the land (1.1 Ha) to the south-west of Church Hill and 96 houses on the land (6.6 Ha) to the north east of Church Hill.

The site meets all the requirements for the location of new housing. For example it has excellent accessibility by foot, cycle and to the public transport network as well as to a range of local services and employment areas, including Pinhoe C of E Primary School and local shops giving a real opportunity to reduce the reliance on travel by the car.

Recognising that new development will generate additional traffic this aspect has been carefully considered and assessed to determine the appropriate scale of development at this location which would not have a material impact on Church Hill or the Pinhoe double mini roundabouts.

On this basis the 24 houses proposed on the south west side will be accessed via Bickleigh Close and Harringcourt Road and the 96 units on the north-east side will have access via the lower part of Church Hill.
