Public consultation on the proposal has commenced and initial comments from local residents have been received. A number of issues have been raised and further information requested in particular on traffic and schools.

The scheme includes a proposal for a traffic management system over a short section of the lower part of Church Hill which will prioritise traffic flows, including those during peak hour periods. A full Transport Assessment has been carried out, and will be submitted as part of the planning application, which demonstrates that the level of housing proposed will have no material impact on the Pinhoe double mini-roundabouts.

With regard to schools, the closest to the site is Pinhoe Church of England Primary School. There are also proposals for the provision of a new primary school as part of the Old Park Farm development. Children of secondary school age living at the proposed development would attend either St Luke's, St James or Clyst Vale Community College. Exeter City Council will shortly be introducing the Community Infrastructure Levy, part of which will be used to fund new education facilities in Exeter, which will be paid by the developer should planning permission be granted.

Assuming planning permission is granted it, is anticipated that construction of housing on the site would start in about 18 months time.

Waddeton Park Ltd and the R B Nelder Trust have today submitted a planning application to Exeter City Council for development on the land at Home Farm, Church Hill, Pinhoe for "outline planning permission for circa 120 residential dwellings (C3) along with associated infrastructure and open space (means of access to be determined only)".

Once validated by the Council we will place a direct link to the planning application pages on this web site to allow comment.

9th April 2014

Following the refusal of planning permission by Exeter City Council of our original planning application reference 13/4802/01 a planning appeal has been lodged with the Planning Inspectorate. A date for this event is currently to be confirmed and further detail will be posted as it becomes available.
